You have two basic options.  You can choose a complete replacement of the roof system, involving tearing off the old system, or you can do a recover over the existing roof, involving going over the existing roof (shingle & flat roofs).  If you have already had one recover then you can not go over the existing roof. 

Re-roof or new construction all depends on the type of roof, the weather, and the inspections needed.  Generally for a small family home it can take a few days to large commercial projects that can take a few weeks to a few months.  As long as your contractor manages the project closely and efficiently, the project should move smoothly.

There is no simple answer to how much the bottom line will be for your roofing project. We need a short roofing inspection before we give you a quote, but we have the most competitive prices in the city of Toronto.

Most flat roof leaks originate at the flashings. Perimeter and surface protrusions like vents and curbs where HVAC units are mounted are prime suspect areas. The flat roofs can defect with the weight of equipment, rain or snow loads, building settling and wind related conditions that can create water ‘ponding’. Stagnant water can breed microbial growth that will deteriorate the asphalt and a whole bunch of other stuff.

If the shingle roofs/flat roofs are maintained properly, normal asphalt shingles can last 15 to 25 years. Proper ventilation is a key factor in extending the life of a roof and is often a requirement for a warranty. One of the best ventilation options nowadays is solar vents. Flat roofs can last up to 50 years.

Not necessarily. Leaks can result from easily located and repaired areas such as step flashing, counter flashing, dormer flashing, chimneys, or exposed shingles. Flat roofs, if located properly, can also be repaired, avoiding costly replacements.

However, prices can vary greatly depending on factors such as the size of the roof, the pitch of the roof, and the type of roofing materials used. Flat roofs replacements are in general more expensive than shingle roofs.
